It’s finally springtime and the real estate market is about to go BANANAS! As a real estate agent, your schedule is filled with showings, bidding wars, negotiations, paperwork, and everything in between.

The last thing you have time for is trying to figure out what to post on your real estate social media, right?

  • It’s Women’s History Month. Take a few minutes to outline the timeline of women being able to own property, as well as get a mortgage.
  • Homeowners are looking at their spring cleaning & renovation projects and making decisions on what to do. Advise them on which home renovation project has the highest ROI.
  • Help homeowners decide if they should move now or wait to get even more equity for their home as prices continue to skyrocket.
  • Share 5 kitchen cleaning hacks you’ve discovered (or that Google told you about).
  • With a market this hot, buyers are considering waiving a lot of their contingencies. Share why buyers should NOT waive the appraisal contingency unless they have a LOT of extra cash laying around.
  • Talk about a few things buyers should NOT do after getting preapproved.
  • Share why you decided to get your real estate license & what your favorite part of real estate is (besides the commission checks, of course).
  • Explain escalation clauses and when they should and should not be used.
  • Discuss investment opportunities within your local market.

  • Tax Day is coming up soon! Talk about what freelancers and independent contractors need to know about filing taxes if they’re hoping to buy a house in the next year or two.
  • Let your audience in on part of your selling secret sauce. Share how you make the client experience extra special for your sellers.

Sit down and write out all your captions in one or two sittings. Batching your content creation will save you tons of time – and you’ll never have to worry about coming up with a great caption 5 minutes before your next client appointment.

Local Love – One of the best ways to celebrate Valentine’s Day is to give some local love to your local businesses that you love. Once a week (or more), go visit a local business and create a few Instagram Stories about that store. Save all this to your Instagram Highlights under the category “Local Love.” Be sure to use Stickers to get more engagement.

Let’s kickstart your January real estate social media marketing strategy with some of the best real estate content ideas you’ve heard.

But before I get there, if you’re not yet using social media for your real estate business, here’s a couple reasons to jump on the bandwagon ASAP:

  • Your audience & Sphere of Influence is already on social media. 72% of US adults use at least one form of social media. So why waste your time, gas, and energy going from door to door to stay top of mind with your Sphere when you can reach them FOR FREE with social media?
  • Speaking of which, social media is FREE. Direct mail costs money. Pop-bys cost money. Billboards cost money. Your phone costs money. Social media is FREE. You can connect with your audience AND reach new people in your local community for free using social media.
  • Since social media allows you to connect with people on a bigger scale, it’s going to save you a ton of time. You can ditch all those 1-to-1 marketing methods like cold calling and start reaching more people in the same amount of time through social media.

January 18 – Burned-out homebuyers are debating on whether or not to jump back on their home search. Create a timeline simplifying the homebuying process.

January 22 – Demystify HOA fees. What are they? What do they cover? Are HOAs really all that bad?

January 26 – Woohoo! Your buyers are ready to move into their new home. What are the first things they should inspect prior to move-in?

January 31 – Lots of renters can afford a mortgage but not a down payment. Share a few ways to save up for that down payment!

As video content takes hold of social media platforms, it’s essential that REALTORs start incorporating video into their real estate social media strategy.

Video tends to be a more attention-grabbing than static posts, and it allows you to showcase more of YOU and your personality in your content.

This means that video is a great way to build rapport with you and your audience – without a lot of extra effort.

Not real estate agent Glennda Baker who is already crushing it on video?

No big deal. I’m here to show you the ropes, so you can conquer video WITHOUT a professional camera crew.

Let’s dive in.

Focus on quality.

If you want your real estate content to actually get seen and engaged with, it has to look and sound good.

Stability – Use a tripod to hold your phone while you film. I personally love this Ubeez flexible phone tripod. This way, I can set it on almost anything and film – even if I’m out on the hiking trails with my pup.

Lighting – Balance is key here. You don’t want to shoot in the dark, but you also don’t want a light so bright that it’s going to make you look white as a ghost. When outdoors, you can get the best lighting by shooting in the early morning or late afternoon where you can avoid shadows. Shooting in the shade is also a great option as well. If you’re shooting indoors, try to set up your shoot by a window with natural lighting or grab a ring light.

Audio – Record somewhere where it’s (mostly) quiet. You don’t want your dishwasher or a barking dog in the background. You can prevent excess sound and reverberation by avoiding rooms with lots of hard surfaces or high ceilings.

Lens – You don’t need a DSLR camera. Your iPhone is perfectly fine. Before you start your video, go ahead and wipe clean your camera lens.

Start with an attention-grabbing introduction

You have 3 second to get someone’s attention AND convince them to continue watching. Skip the long intros. Start by saying who this video is for followed by either a leading question or a quick summary of what you’re going to be talking about.

Add captions

A large portion of your audience has the sound OFF. If you don’t use captions, subtitles, or text, they’re going to keep on scrolling past your content.

Give a call to action!

At the end of your video, give your audience ONE action to do. Like this video. Follow me. Comment with your favorite local restaurant. If you’re looking to sell your house, send me a message. Ask for that engagement!

Nervous about shooting your first video? Bite the bullet and just go Live. That way, you can’t redo it 100x until maybe, eventually you think it’s perfect. Once you finish going Live, you can download the video to your phone and upload it onto other platforms.

National Cookie Day (Dec 4) – Share your favorite local places to get cookies as a carousel post. Incorporate this holiday into your client experience by bringing cookies to your showings and appointments.

Market Update – What’s going on in your local market? The weather may be cold, but the market is at lest still relatively hot. Share all the latest stats and share your predictions on what’s going to happen to the market in 2022.

Candle Day – If you have a female audience, make sure you let them know when it’s Bed, Bath, and Bodywork’s annual Candle Day where all their 3-wick candles are $9.50. (I think Candle Day should be Dec 3-5).

Fit It Friday – It’s easy for houses to match the weather, feeling dark and gloomy in the winter. Share a few of your favorite tips on how to make your house feel merry & bright.

Just Listed – Showcase the gingerbread house you built as if it was your latest and greatest listing. Make up a sweet description and a slightly salty price.

Christmas Countdown – As we lead into Christmas, do a real estate related countdown. 5 types of mortgages. 4 common contingencies. 3 ways to connect. 2 types of agents. 1 person to call.

Year Wrap-Up – You survived 2021. Share some of your biggest accomplishments, letdowns, and takeaways. Remember that at the end of the day, your clients are the heroes of the story, not you. You’re simply the guide.

Instagram Story Ideas for Real Estate Agents

Christmas This or That – Use the Poll sticker and ask your audience to choose between 2 different Christmas-related things. (Chocolate vs Peppermint; Eggnog vs Hot Chocolate; Santa vs Elves; Star vs Angel; Hallmark ornaments vs Balls; etc)

Ultimate Christmas Movie Guide – For each streaming platform (Netflix, Hulu, Disney+, etc) create a list of available holiday movies. Each platform gets its own Story slide or two. At the end, ask your audience which platform is their favorite.

Holiday Décor Showcase – I bet you’re decorating your home for Christmas, right? Show off your décor and put a Slider Sticker on each Story. Use the new “Add Yours” Sticker feature within Instagram to invite your audience to share their Christmas décor. Make sure you send each person some sort of follow-up message when they share with you.

Christmas Story – If you’re a Christian, share the Christmas story with a few verses per slide.

Holiday Trivia – Quiz your audience about popular Christmas topics. To do this, make sure you use the Quiz Sticker within Instagram Stories.

Tacky Light Tour – Check out TackyLightTour.com to find all the homes near you that do Christmas lights sync’d to music. Give your audience a list of these homes… or go the extra mile and show snippets of each light show. Give a call-to-action of “You can tour this homes yourself, but if you’re looking to tour a home for sale, give me a call!” or “Looking to buy a home? I’ll give you a tour that’s even better than this!”
